This property is set on the outskirts of the bastide town of Saint Clar, Gascony’s largest producer of garlic in France. A village with a central stone square, around which are found a good selection of shops, bank, post office, weekly market and chemist shop.
The ensemble comprises an agreeable trio of old stone buildings, with the original farmhouse, a sizeable barn, and converted a pigeonnier; the latter of which is used as a luxury two-bedroom guest house.

The property is approached down a long private driveway. The wrought iron gates close behind the car as we arrive, lending a sense of privacy from the outside world. On each side there are fields of wheat and corn, and far reaching views to the woodland on the hills beyond.
On alternate summers, sunflowers, or long blades of wheat, dance in the fields around the house, in what is still a predominantly rural area.
The property is beautifully private, self-contained and with easy access to the Saint Clar village.

The current owner who has enjoyed the property as a family home and country residence for many years, particularly appreciates the proximity to the town centre: “When our family or friends stayed here, they enjoyed popping up to Saint Clar to the market, or for a coffee. In the evenings we would go to the local pizzeria or its neighbouring restaurant, from which it was possible to walk or cycle home. We enjoyed the complete lack of vis à vis from other neighbours, yet with the church spire of Saint Clar in view, we knew we were never far from civilization. Shopping was easy, as St Clar has everything: A local vegetable store, a large Intermarché supermarket, a butcher’s, a weekly outdoor market, a chemist shop and two good local doctors. Our children attended the school in Lectoure, for which there is a school bus run.”

The first building we see is the old stone barn which serves as a protective wall and barrier to the farmhouse and increases the sense of intimacy which the property offers.
The barn is a long building on two floors. The structure is in good condition, and the old roof water-tight. To convert the barn into a second building, the roof would require retiling, and insulating. Quotes for a new tiled roof come in at approximately 27 000 euros, which should be doubled (as a rough estimate) if the roof is to be fully insulated to create a habitable space. (NB: A declaration of works/planning permission would be required from the town hall to convert this area into a habitable space.)

In summer time, when the door to the living room is open, the views to the garden are framed by the arched doorway, and two front facing windows.
The main sitting room has a study area in the corner, separated by a half wall, to create an entirely independent space.
From the sitting room there is access to the property’s three bedrooms, which share the only downstairs shower and bathroom.
The rear section of the property is occupied by a large kitchen and dining area, in what must once have been a rear barn.
The kitchen opens onto a side terrace which the current owners favoured for evening meals and barbecues, as sheltered and with easy access to the kitchen. The woodland falls away from the land, in a section of the gardens which has purposefully been left wild.
The kitchen has space for a large dining-room table, which seats eight guests, and is fitted with pale green country-style units. There is a double sink. The kitchen is light and bright with three windows, one overlooking the woodlands to the rear of the property, two to the side and to the gardens. There is space for a large American style fridge and two free-standing dressers. A breakfast bar, which seats two, has also been installed, overlooking the kitchen work-tops.
In the gardens next to the farmhouse, there is a group of stone buildings, one of which contains a fully operational Swedish sauna, the other a gym and a wine cellar.

The jewel in the crown with this property, is surely the beautiful old pigeonnier which is the most stunning example ever seen at Bliss.
Originally arched and open plan on the ground floor, the builders have cleverly glassed in the openings, with metal window frames, and created a wonderful kitchen area, with a stone sink, low kitchen units.
The pigeonnier is beautifully positioned, so that the views are an integral part of the architecture, be it in summer or winter.
Access to the first floor is via a spiral staircase, where we find a bedroom and a shower room/bathroom.
On the second floor, beneath the intricate and wonderful old beams of pigeonnier, there is a second bedroom, ideal for children. The pigeonnier is a joy to all who stay here.

“Last summer, “the owner tells us, “we had two screen writers from The States lock themselves away here, without television or interruptions of any kind. They stayed for three months and wrote an entire screen play. There is everything you need. A kitchen, bathroom, and two bedrooms. And views to inspire. It is the ideal writers’ or artists’ retreat.
It is easy to imagine the joy of a weekend spent here. There is something of the magical doll’s house about it, fully equipped just like a ‘real’ home, but in miniature, and with open views on all three sides of which it would be impossible to tire.

Protected by a low stone wall, with a terrace, olive tree and various roses, shrubs and flowers, the pool shares the same magical feel of a special retreat.
The pool is designed so that one swims towards the horizon and the views.

There can be no nicer place to retreat from the mayhem of the world that the pigeonnier. The house is an added bonus, as one might be tempted to move into this two-bedroomed tower on legs and shed all worldly possessions.
