Northern Lights of Lectoure
Stone Property on the Northern Ramparts
PROPERTY REF: BLISS-58
Agency Fees included (4.5%)
Fees payable by vendor.
There are two schools of thought as to where to live in the hilltop town of Lectoure: on the southern Ramparts, or the northern ones; with both sides guaranteeing superb views.
To the south the eye is drawn to the promise of the Pyrenees, and to a stretch of gardens filled with palm trees and lush terrains. It is a busier view, with the sprawl of the town down to the railway station and the industrial centre beyond.
To the North the view is pure and unspoilt by other properties, drawing the eye across a tapestry of emerald-green fields, farmed since time immorial.
In the heat of the summer, the northern ramparts offer a freshness that is much appreciated and a pure light sought after by artist’s all over the world.
This property (once two separate houses) is perched high on the northern Ramparts where it has sat for several hundred years. As there are no other buildings visible, there is a sense of being up high in a look-out post, and indeed this property may once have been a tower from which the battlements of the town were protected.
The history of this property is diverse. If in the middle-ages it was indeed a watchtower, in more recent years it has also been used as a restaurant, an auberge, and a resting place for pilgrims on the Saint Jacques de Compostelle route.
The property is now used as a family home, with potential for development on the ground- floor, for a shop, restaurant or business. The large bread-oven on the ground floor indicates that at some point there was a town bakery located here too.
This is clearly a property which would work very well not only as a spacious family home, but for anyone with plans to open a business in the popular town of Lectoure. On street level there is a large room, with a bar area, 2 shower rooms and 2 WCs; as well as the kitchens once used by the restaurant. This space could be opened up to the public, with the possibility for the new owners to create a shop, a restaurant, a tea-room, or a brocante with relevant permissions from the town hall of Lectoure). Alternatively it offers a useful storage space on the lower ground level.
From street level, access to the property is through the original oak door, with its feature door-knocker so typical in Lectoure (a lady’s hand – married this time- with a wedding ring to indicate that the lady of this house was betrothed). A ground floor hallway offers access to the downstairs barn and bread oven, and to a wooden stairway and the heart of the house.
Here the current owners have recently finished renovations to the main living area, laying an elegant stone floor in the large open-plan reception-room, kitchen & dining-room, with access to a roof-top terrasse area. From here a glass-door also leads to a good sized town-garden, suspended high above the ramparts, with views over the ramparts, and to the Cathedral of Lectoure and the school beyond.
On the garden level, there is a master bedroom with a mezzanine, a second bedroom, a study or dressing room), a bathroom and a separate WC.
The second floor is currently divided by partition walls to form two separate bedrooms, a study, and a large mezzanine area under the eaves overlooking the master bedroom on the first floor, which could house a second master bedroom, potentially with an ensuite, or an upstairs sitting room/study.
The plaster-board walls in the attic space can easily be dismantled, and this space “re-designed.’
With its central position in the highly-sought after market town of Lectoure, with its excellent schools, thermal centre, antique village, and many shops, cafés and restaurants, this property sits in a quiet yet central location. The first stage of renovations have been succesfully carried out by the current owners, yet this property could be redeveloped in so many ways.
WHAT WE THINK
HERE AT BLISS:
Here at Bliss we particularly love:
The amazing location in Lectoure with the magnificent views.
All the possibilities the Tower offers.
NB: Our working relationships are built on mutual trust with our vendors. By so doing we are able to show photographs which clearly indicate the location of a property. This is not current practice in France. However, it should be noted in such cases that the current owner has chosen to advertise exclusively with our agency as he/she does not wish to enter into negotiations privately with potential buyers or to be contacted directly, choosing to remunerate an agency instead of handling the sale privately. All agency fees are payable by the VENDOR. We cordially invite all buyers interested in viewing a property to contact our agency. We are happy to advise and help throughout the process.
