The picturesque village of St Puy is located half way between Lectoure and Condom and is famous for its lovely old covered market square (“La Halle”) and popular restaurant and bar. Unlike many of its neighbouring villages which have lost their shops and amenities, St Puy thrives with everything a small village requires to earn it’s label as “self-sufficient”, including: a grocery shop with petrol pump, a chemist, a medical centre, pizzeria, hairdressers, a sport’s centre and a boulangerie.

Popular with French and other European resident alike, the town enjoys a lively festival in the month of May when British residents celebrate “May Day”. Throughout the rest of the year, the village square is used for various festivals and markets, and with its pleasing architecture and lovely old houses here at Bliss we often hear buyers new to the area say: “If there’s one village we really like – that’s Saint Puy.”

The choice to become part of a village is a deliberate one, and the current owners chose this property as their home back in 2001 knowing that everything St Puy has to offer was only a minute away on foot from their front door, which they found to be particularly useful as a retired couple.

Living in a village facilitates life within the community, especially for buyers moving to the area for the first time, and the current owners tell us of the warm welcome they received and the roles they have played in village life, with Mike setting up the St Puy Golf society, with games played at Fleurance golf club on Tuesdays and Fridays.

The property which was built in 1820 and is aptly named ‘Maison Bonheur’, is far more than a village house. From the front, with its lovely old façade and views south to the Pyrenees, the property has a foothold in the village, just minutes from the main square.

To the rear of the property, there is a lovely well-developed garden, with a host of shrubs, plants and trees, which offers more scope to a village house than one might expect, with the added advantage of having a lovely pool area to the rear. There is a countryside feel to the garden, with fig, apple, plum, and hazelnut trees, and an old stone well with a pump for the vegetable plot.

The garden to the side of the property has been thoughtfully enclosed to create a pleasant internal courtyard, bursting with flowers, with a large table for outdoor dining, close to the outside kitchen area and barbecue. Here, sheltered from the wind, the courtyard can be used early in the summer, and late in the autumn, and creates a sizeable outdoor reception room.

Entrance to the property is through the original old front door from the south-facing street (with views of the Pyrenees), into a snug hallway, which provides access to the downstairs reception room, the dining-room, and the kitchen.

The south-facing sitting-room and dining-room are snug and cosy with a “cottage” style feel. In the dining-room there is a Godin wood-burner. The kitchen is well appointed, with a door to the garden, and space for a breakfast table.

Beyond the kitchen is a long corridor leading to the adjacent barn. Here there is a quirky use of an old Armagnac wine-vat to create a useful storage area or “back kitchen.” On this level there is also a cloakroom (housing the boiler) which is useful when coming in from the garden, with a sink, WC and shower.

From here there is access to the large and characterful 46m2 barn, which could offer useful space for conversion into a much larger kitchen and dining-room, or be used as a garage (with space for one car) and storage area. The barn opens out into the private courtyard, and an internal summer-kitchen has been created in a corner of the barn closest to the courtyard.

To the first floor of the property, the upstairs hallway has a south-facing window, and runs above the downstairs entrance hall. From here there is initial access to two generous-sized double bedrooms (both south-facing) and to the bathroom shared by three of the bedrooms. On this level there is a smaller room under the eaves which could be used as an occasional bedroom or a study.

So far, on the upper floor, the layout of the rooms is much as one might expect, but just when we think the visit is over, there is a pleasant surprise! The triple sized master-bedroom, with its own en-suite bathroom, has the unexpected advantage of its own private sitting room/veranda, offering direct access to the pool and to the rear garden, where the property has been extended in more recent years.
