If you go down to the woods today, you might stumble across this lovely old Gascon property nestling in a host of old trees. Occupying a place where once upon a time there was a neighbouring chateau, there is a magical sense of time and place to this secluded spot.

The property sits in an elevated position, although the trees have grown up around it over the years, much like Sleeping Beauty's palace, and some may need to be trimmed to fully profit from the views over the surrounding countryside.

“...Down to the Woods...”

The property is accessed down a long lane, flanked by a farmer's field to one side, and woodland to the other, with easy access to the popular village of Solomiac, Toulouse Blagnac international airport and the larger market towns of Beaumont de Lomagne and Mauvezin.

Solomiac is a bastide town dating back to the end of the 13th Century, with a covered 14th century market square which is listed as being an historical monument. There is a beautiful old church, and a popular lake and leisure centre, enjoyed by people of all ages; The town itself offers restaurants, a boulangerie, a primary school and other amenities which make this an attractive place to live all year round, and not just in the tourist season.

This old stone property, which dates to the 18th century, is built in the traditional Maison de Maitre style; a style typical of the area's finest architecture, where these grand square (or rectangular homes), were a sign of prestige for the local landowners who resided within, as opposed to the local farm houses occupied by the paysans.

Entering the property, we find ourselves in a spacious kitchen/dining room, presented in a pleasant contemporary country style. The space is divided into a working area on once side, with fitted units, and on the other a breakfast/dining area, with a large table, and access to a separate laundry-room and WC.

As we delve deeper into the property, we discover two reception rooms, one of which is used as a cosy television room, the other a more formal sitting-room. A wood-burning stove offers a promise of cosy autumnal nights. We were pleased to discover many of the original features have been preserved in this property, such as the old terra cotta floor tiles, and the exposed stone walls, which lend character to this 'shabby chic' rural residence.

French doors open onto a covered terrace area, where a doorway leads to a separate annexe, which has been converted to provide guest accommodation with a bedroom and an en-suite shower room. The house has been let successfully over the years, and this extra space offers independence to guests who have direct entry from the rear garden.

The original turning wooden staircase brings us to a spacious landing area, and the first-floor accommodation which comprises four bedrooms, one with an en-suite; with space for the addition of a separate bathroom.

Outside, the lawns stretch principally to the rear of the property, to woodland beyond, with a pool to the side of the house, and terrace area.

Here at Bliss...

Here at Bliss we particularly love the sense of having found a secret nook in the woodland. The oaks around the house providing a safe harbour for birds and squirrels. The garden which is of a manageable size appears somewhat grander than it is, because of the surrounding woodland and farmland.

NB: Our working relationships are built on mutual trust with our vendors. By so doing we are able to show photographs which clearly indicate the location of a property. This is not current practice in France. However, it should be noted in such cases that the current owner has chosen to advertise exclusively with our agency as he/she does not wish to enter into negotiations privately with potential buyers or to be contacted directly, choosing to remunerate an agency instead of handling the sale privately. All agency fees are payable by the VENDOR. We cordially invite all buyers interested in viewing a property to contact our agency. We are happy to advise and help throughout the process.
