Surrounded by gentle countryside, with fields of wheat, corn, and sunflowers, the beauty of the immediate area surrounding this property was the first thing we noticed, on our drive from the market town of Lavit de Lomagne.
This fully restored traditional farmhouse was built in 1821 and perches on the top of a small hillock, in an isolated position, on the outskirts of a rural village one hour from Toulouse. The property is blessed with the gorgeous views afforded by its elevated position, and this without a visible blot on the landscape to spoil the beauty of the area.

The current owners have ensured that restorations to the property are in keeping with its traditional style, though they have infused their home with light and a dash of contemporary urban style, in keeping with their own artistic natures.

“We didn’t know the area at all. It was literally a case of sticking a pin in the map. Once we got here, we kept looking at properties and had nearly given up in despair. Then we saw this house, and although it was in a pretty basic condition, with a lot of work to do, we loved the layout of the house and its position. It was the first property out of the fifty we had seen, where we felt sure we could do something fantastic. There is good light in the house, and this was essential to us.”
Today the results are clear to see. The property is in immaculate condition, every detail carefully thought through from the luxury of a built-in stereo system in the lounge to the economy of the solar panels and heating system.
The property works either as a well-proportioned main place of residence or as a holiday home. The gardens and pool area around the house are of a manageable size and again in pristine condition.
The main door opens out into a spacious central hallway; a reminder that this was once a traditional Gascon property.
The rooms are distributed symmetrically on each side of the hallway, each with French Windows and access to either the swimming pool or the garden. This creates a light and pleasant space, encouraging a feeling of ‘bringing the outdoors in’ during the summer months.
The kitchen and dining-room have now been opened up to form a single contemporary space, with a double-sided wood-burning stove in the old fireplace separating the two areas. On the other side of the hallway, the comfortable main reception room has a window to the garden as well as a door opening to the pool. A wood burning stove provides a focal point in the room.
On the ground floor, there are two double bedrooms, one with an en-suite shower room lined with travertine marble, both with French doors to the gardens. At the end of the hallway, there is a small separate shower-room.
The upstairs offers an unexpected treat. A first-floor sitting room, in addition to the main reception room on the ground floor currently houses the family library, and makes a lovely space to escape, with views over the countryside. On the first floor there are two further bedrooms built into the eaves, and an upstairs bathroom.
By the poolside, there is a summer kitchen and mezzanine which could possibly be turned into separate guest accommodation, and also a spacious garage which houses the boiler and water tank.

The house is comfortable, warm and snug in the winter with the central heating powered through the wood-burning stove, and programmable underfloor heating in the master bedroom and two downstairs shower-rooms. The house has been recently rewired and in good condition for immediate residence.
Country Gascon House
We asked the owners where they shop. “There is a small well-stocked supermarket with an excellent butcher in Lavit, a short drive from here. The town has all the basic conveniences – bank, post office, doctors etc. For a bigger shop, we drive to Valence D’Agen or Beaumont de Lomagne, both with wonderful markets beneath their covered market squares. We have everything we need on our doorstep, whilst living in utter tranquillity. If we need to travel back to the UK the airport is an easy one-hour drive from here, which makes this a popular area.”

Here at Bliss we particularly love: the light and flow of the house and its views. The ground floor opens out beautifully onto the gardens and pool, while the first floor offers tremendous extra space with its second reception-room. We love the attention to detail, such as the quirky idea the current owner had, of turning the underside of the stairs into bookshelves.
