In the heart of Lectoure with a garden, garage and a wealth of original features, this property is tucked away from view, so it is easy to forget, once inside the house and in the gardens, that one is in town at all.

The feel of both the house and gardens is peaceful and gentle, yet it couldn’t be better situated offering all the advantages of the many restaurants, shops and tea rooms in this popular town with a feeling of separateness one might find in a country property.

Seeped in 18th Century charm, and with unspoilt views over the Gascon countryside from both the first floor and the incredible tower, this is undoubtedly one of the loveliest homes in town.

A long private hallway and a stone courtyard separate the property from the hustle and bustle of one of Gascony’s most sought-after locations. Yet once the door has closed, silence reigns.

The first inner courtyard houses an outside workshop, WC and laundry room, as well as two entrances to the property on the ground floor level. Here, there is a spacious kitchen area, (there is a second kitchen on the first floor) and a long hallway which spacious enough to serve as an additional storage area and a handy place for boots and coats.

The ground floor houses the fine library room, overlooking the gardens to the rear. This is a charming room, with beautiful bookshelves around one side, an open fireplace and high ceilings.

From here, a second hallway leads to two double bedrooms and a downstairs bathroom. Beyond there is a room currently used for storage and as a dressing room, with a staircase which runs to the top of the house and to the tower.

The gardens offer a generous space in the heart of town, and here you can find the fantastic medieval cellars with the original nuts and bolts of this rampart town, and the two-floor barn/garage at the bottom of the garden, which offers a tremendous amount of storage or parking space.

Back inside the property, and to the first floor, with its separate staircase, the first room we enter is a wonderful drawing-room, with two triple-height windows overlooking the countryside beyond. The room offers light, space and elegance, occupying the central position in the heart of the house. There is a fireplace, and decorative features redolent of the 18th Century.

Just off the drawing room, there is charming second kitchen area, with an inner back staircase to the loft, where there is plenty of space to create an additional bedroom.

From the drawing room, there is a grand room with beautiful original beams. This room is currently used as a bedroom, but could equally be used as a dining room.

From here there is a second bedroom, a bathroom with lovely views, and access to the staircase which runs to the top of the house and to the tower.

On the top floor, the imagination is released, over the rooftops of Lectoure. Anything is possible! The current owners envisaged a veranda room with a winter garden. A roof-top bedroom, with full views over the Cathedral is also possible.

And saving the best till last... it is not every day that a property has a Rapunzel style tower, dominating the town in the same vein as the Cathedral, but this one does! Not something typically found in a Gascony property, it is a unique feature, which offers a bird’s eye view over Lectoure like no other. Simply unique.

Characterful Lectoure townhouse with garden

“Owner’s Comments”

“Truly 'rus in urbe' this ancient house attracted us by it's feeling of secrecy; entering one seems to leave the busy frenetic world behind. Its origins go back many centuries and it is one of the few which has a watch tower, from which a three hundred and sixty degree view is possible. There were originally three watch towers in Lectoure allowing the inhabitants to see who was approaching from every side. One, the Tour d’Albinac can be seen from the main street, but this one is hidden away.”

Here at Bliss...

Here at Bliss we particularly like the grand drawing room on the first floor, with its 18th Century doors and impressive views. We are also completely enamoured with the possibility of creating the most unique space on the top floor that the whole of Lectoure can offer. A roof-top hideway, a look-out post, or a view of the Cathedral on waking that would be unrivalled.

NB: Our working relationships are built on mutual trust with our vendors. By so doing we are able to show photographs which clearly indicate the location of a property. This is not current practice in France. However, it should be noted in such cases that the current owner has chosen to advertise exclusively with our agency as he/she does not wish to enter into negotiations privately with potential buyers or to be contacted directly, choosing to remunerate an agency instead of handling the sale privately. All agency fees are payable by the VENDOR. We cordially invite all buyers interested in viewing a property to contact our agency. We are happy to advise and help throughout the process.
